Aunt Betty told you what? Let’s talk reality before you list…

Spring is in the air, which is often when people put their homes on the market. And everyone—from HGTV to Aunt Betty to your well-meaning mother-in-law—has opinions about how to prep your home for sale. Let’s separate the useful advice from the noise….

“It’s the inside that matters.”
Nope. First impressions matter—a lot. Buyers start forming opinions before they even get out of the car. What does your home say from the curb? What are they staring at while waiting for the lockbox to cooperate? If the outside disappoints, you’re already playing defense.

“Clean beats clutter.”

Not quite. Yes, clean is good. But clean and cluttered? Still cluttered. Buyers won’t notice your sparkling countertops if they’re covered in collections, photos, and life. You may love your stuff. Buyers don’t. Pack it up now—you’ll have to eventually anyway. Remember: living in a home and selling a home are two very different things.

“I should renovate the kitchen and baths.”
Easy there. Update? Sure. Renovate? Probably not. Unless you plan to enjoy it for a few years, you won’t get your money back—and you may pick finishes buyers don’t love. Think smart, not expensive: new appliances, updated hardware, fresh lighting, maybe countertops. Small changes, big impact.

“I won’t paint or replace carpet—buyers will choose.”

Wrong. Buyers struggle to see past bold choices (yes, even that purple wall and orange shag carpet – rake included!). Neutral paint and fresh flooring are the safest, highest return moves you can make. If there’s hardwood hiding underneath? Rip up the carpet and let it shine.
